Home Inspection

You made an offer on your dream home and it’s accepted, but before you close the deal you should hire a hire a home inspector. Home inspectors are hired by the buyer contingent to a real estate purchase agreement.   The inspector will provide a detailed report including the basis for continuing with the purchase, renegotiating the sale price, allowing the seller to make repairs, or opting out of the sale.  Home inspections are highly recommended on purchases on re-sales as well as new construction and is a vital component to an escrow timeline. A home inspector will check the house for major findings that need to be fixed. Inspectors will look for problems such as if the foundation is stable, window and door frames straight, defects in shingles, flashing, siding, chimneys and skylights. They also inspect GFCI (ground fault circuit interrupter), leaks in sinks, toilets, drains, water pipes, water heater and electrical.

There are ways that you can help assist the inspector, one is by making sure that you deliver any and all worries and any damage that was disclosed by the previous home owner and also any concerns you have about the property to the inspector before he starts. A good idea is to follow the inspector as he is making his rounds throughout the property so that upon spotting a potential problem, he can show you exactly how a system is malfunctioning and what it means.
